What was once Mumbai’s far eastern edge is now a complete, self-sustained area. Strong housing, offices, and new infrastructure will drive growth here for the next 10 years, says Jitendra Mehta, Immediate Past President, CREDAI MCHI Thane. Located right in the centre of MMR, the Mulund–Thane belt connects Mumbai to the rest of the MMR. It has Sanjay Gandhi National Park on one side and Thane Creek on the other, so you get both good travel links and nature’s bounty. With LBS Marg and Eastern Express Highway running through it, plus easy access to Ghodbunder Road, people can quickly reach Navi Mumbai, Kalyan-Dombivli, and even Gujarat. Because of this central spot, demand for premium homes and offices is rising. New Infrastructure is making travel faster. Several big projects are improving travel and property prices. Metro Line 4: Wadala–Kasarvadavali: Being built, will be partly open by end-2026. Mulund–Thane–Wadala in 30 mins, smoother and quicker travel linkages. Thane–Borivali Twin Tunnel: expected to be ready by 2028 Thane to Western Suburbs in 20 mins, which will be good for growing demand for office spaces. Goregaon–Mulund Link Road: this 12.2 km tunnel + road, estimated completion by 2028, will provide a direct east-west route Airoli–Katai Tunnel this will ensure smooth flow of traffic at Shilphata, for faster Thane–Mulund-Navi Mumbai travel Navi Mumbai Airport has commenced operations and more MNCs and logistics firms will come to Mulund-Thane. These projects are turning the area from just a residential suburb into a major travel hub. Housing: Moving From Budget to Premium. Mulund was one of the first to build large gated societies in the early 2000s, like Nirmal Lifestyle and Runwal Greens. Thane took it further with Hiranandani Estate, Lodha, and Piramal projects. Now the area has good schools, hospitals, malls, and shops. Today, prices are ₹22,000–35,000/sq.ft in Mulund and ₹15,000–28,000/sq.ft in Thane. Land is limited and SGNP stops new supply, so home prices have grown 8–10% each year for the last 5 years. Future growth will come from redeveloping old buildings on LBS Marg and Ghodbunder Road, and from taller projects near Metro stations. Companies relocating and consolidating offices are looking at Mulund-Thane corridor as the ideal location, it is now MMR’s second-biggest office market after BKC/Andheri. Wagle Estate, Ghodbunder Road, and Pokhran Road have offices of TCS, Capgemini, Deloitte, and R&D centers. Mulund is catching up with new office towers near Nahur. Why companies are coming here: Lower rent: Grade-A offices cost ₹65–95/ sq.ft vs ₹180–250/sq.ft in BKC. Nearby workforce: Many professionals live in Mulund–Thane–Dombivli and want to work close to home. Better travel soon: Metro and tunnels will make Mulund-Thane corridor suitable for main offices, not just back offices. Research Reports from JLL and Cushman show Thane will have over 15 million sq.ft of office space by 2030, with very few empty offices. Daily Life & Social Facilities: Hospitals like Fortis, Jupiter, and Hiranandani, plus malls like Viviana, R-Mall, and R City, cover shopping and healthcare. Top IB/ICSE schools and closeness to IIT Bombay make it ideal for families. Yeoor Hills and Upvan Lake give open spaces that are hard to find in the MMR. What’s Next: From Suburb to Business District: The Mulund–Thane area is changing from a place people commute from to a place where they live and work. Between 2026–2035, three big trends will shape it: 1. More luxury homes: Old buildings will be replaced by branded, premium projects. 2. More company offices: Banks, tech, and consulting firms will build large campuses here to save costs and hire local talent. 3. Growth near Metro stations: Areas within 500m of stations will see more shops, homes, and offices built together. The Takeaway: From a real estate perspective, this area gives both safety and growth. Homebuyers get Mumbai’s benefits without its crowding. For companies, they get space at lower costs. As roads, metros, and tunnels get completed, Mulund–Thane is set to become MMR’s most balanced growth story this decade, with good travel, good living, and strong business potential all in one place.
